Dubai South is a master development of approximately 145 square kilometres being built by the same entity that develops and manages the community’s infrastructure, which means the alignment between the residential product and the community context in which it sits is tighter here than in virtually any other master community in the UAE.

Hayat 2 sits within the Residential District of Dubai South, the part of the master development specifically planned and reserved for family living, community amenity, schools, retail, and the green and recreational infrastructure that makes a residential address function as a genuine neighbourhood rather than a collection of buildings. The planning separation between residential, commercial, logistics, and aviation functions within Dubai South ensures that the family living environment of Hayat 2 is insulated from the industrial character of the district’s non-residential zones while still benefiting from the employment and infrastructure proximity that those zones provide.
