Masaar’s masterplan is the most distinctive and most deliberately conceived residential community masterplan currently in development within Sharjah, built around the foundational principle that a residential community’s natural environment is as important to the quality of daily life as the quality of the individual homes within it, and that a forest, properly planned and genuinely maintained, is the most powerful natural environment a residential masterplan can be built around.
The over 50,000 trees across the Masaar development are not simply a landscaping feature applied to a conventional villa community layout. They are the organising principle of the masterplan, whose residential clusters, cycling and walking trails, community spaces, and retail hub are all planned around the forest in a way that gives the natural environment its most prominent and most daily role in the resident experience. Layan Phase 3 sits within this masterplan at the point in the community’s development arc where the forest’s natural maturity is most advanced, the community infrastructure is most established, and the residential evidence base from Phases 1 and 2 is most supportive of the purchase decision. The trees above the Phase 3 community are not the same recently planted saplings that the earliest buyers encountered at the outset of the Masaar journey.
