Aljada’s masterplan is the most comprehensively delivered large-scale mixed-use urban development in Sharjah’s recent history, a 24 million square foot community whose residential, retail, cultural, educational, healthcare, and leisure components have been delivering across multiple phases to the point where the community’s daily reality matches and in many respects exceeds its original masterplan vision.

The Central Business District within Aljada occupies the planned commercial heart of this master community, positioned to serve the professional and business needs of a residential community that has grown to a scale where the demand for quality commercial and professional services within the community’s own boundaries is structural and measurable. Phase 1 of the CBD established the commercial district’s character and began building the professional community that makes a business district genuinely productive. Phase 2 extends that character and that community at the stage when the surrounding evidence base is most supportive of the commercial investment decision.

The relationship between the CBD and the surrounding master community infrastructure, particularly the FINDS retail and dining destination, the Madar cultural hub, the Central Hub leisure facilities, and the residential community whose daily activity generates the footfall that commercial addresses depend on, is planned and managed by the same organisation that is developing Phase 2.
