Bvlgari Resort & Mansions at Qirqishan will be nestled on a private island, characterised by its horseshoe shape, and offering breathtaking views of the open sea, a sunset view on one side, and the majestic Qasr Al Watan and city skyline on the other. The project will include a resort featuring 60 elegantly designed rooms and suites, along with 30 villas, each offering spectacular views of the sea, city, or tranquil coves, as well as 90 exceptional mansions.

The architecture will embody a symbolic metaphor of glass and gold emerging from the sand, with an interplay of materials and forms that reflect the Emirate’s unique identity and heritage of craftsmanship and luxury.

The masterplan’s organisation of the 90 mansions across the Qirqishan island is the planning exercise that determines the most important single quality dimension of the residential product: how each mansion’s position on the island relates to the water, to the resort, to the privacy of neighbouring mansions, and to the natural landscape of the horseshoe bay. The mansions are designed with absolute discretion and crafted for those who seek both serenity and splendour, with expansive interiors and seamless connections to the surrounding landscape.

The separation between the resort’s hotel component and the private mansion community is the masterplan dimension that most directly protects the mansion residents’ daily privacy and quiet at Qirqishan, ensuring that the hospitality activation of the resort’s dining, spa, and leisure destinations is accessible to mansion residents as a chosen benefit rather than an unavoidable adjacency.
