The Hillgate — Dubai Silicon Oasis
(by Ellington Properties)
Overview
The Hillgate by Ellington Properties is doing what Ellington does best: calm, proportionate homes that feel composed on a Tuesday morning and easy by Friday night. Two 16 floors and 13 towers are built together by a landscaped courtyard in Dubai Silicon Oasis (DSO). You’re in a mixed-use pocket where school runs, coffee, and a last-minute meeting can all live within a few turns. City access stays sensible; daily life reads organised, not improvised.
Architecture & Street Feel
The massing is deliberate: twin volumes with softened edges, then a green court in the middle so corridors breathe and the ground plane stays walkable. Elevators are placed to keep lift waits short; the courtyard gives you a pause point between lobby and home. Light finds the core, and sound gets edited before it reaches the units.
Homes & Sizes
A proper spread for real routines: studios, 1, 2, 3-bed apartments, plus 3- and 4-bed duplexes.
- Studios from ~418 sq ft — planned for a real bed, two-seat dining, and a desk that isn’t the kitchen counter.
- 1-Beds / 2-Beds / 3-Beds scale sensibly — some 2-Beds around ~1,196 sq ft hit the sweet spot for WFH + guest.
- Duplexes top out at ~4,047 sq ft — volume for a library nook, a proper dining table, and storage you won’t outgrow.
Starting prices (indicative): studios ~AED 1.27M, 1-Beds ~AED 1.65M, 2-Beds ~AED 2.25M, 3-Beds ~AED 2.88M. (You’ll see a few market listings with 2-Beds ~AED 2.09M depending on stack and spec.)
Design & Daily Use
Ellington’s design brief is restraint with intention: warm joinery, clean reveals, lighting that flatters faces not just finishes. Kitchens can host an actual dinner. Bedrooms close the day properly. Balconies have usable depth — table + two chairs, not a ledge. Storage lives where life happens (entry, utility, bedrooms) so weekends aren’t spent tidying piles that have nowhere to go.
Amenities
- Clubhouse and co-working zone (when the living room can’t be the office)
- Library and arcade room for opposite moods under one roof
- Gym, yoga studio, spa, leisure pool, kids’ play areas
- Barbecue deck, landscaped gardens, and that courtyard that keeps the building’s center quiet and bright
Smart-home touches and Ellington’s material discipline mean the place ages gracefully rather than chasing trends.

Location Logic — DSO
DSO is a tech-leaning, mixed-use district that behaves: Silicon Central Mall, parks, schools, clinics, and neat road links. Expect 15–25 minutes to Downtown or DXB if you pick your windows. It’s city access without the city’s constant hum.
Investment Snapshot
Designer-led product tends to photograph and resell well. Ticket sizes here invite both end-users and tenants who value finish and function over flash. For yield, 1- and 2-Beds usually carry the widest pool and the steadiest service-fee math; duplexes trade on scarcity and tenure. Keep underwriting conservative; let the courtyard, amenities, and Ellington finish do the heavy lifting.
