Eden Hills is not a single homogeneous villa cluster. The 327 villas and plots are arranged across three distinct districts connected by a signature looping boulevard, which gives the community a scale and variety that smaller villa developments cannot replicate. Each district has its own character while sharing the central wadi, green corridors, and community amenity infrastructure that run through the entire site.

Maia Villas sit within this structure with orientations and plot positions chosen for garden privacy, natural light, and connection to the green landscape. Walking trails, shaded paths, and cycling routes connect the three districts to each other and to the central amenity zones without requiring residents to drive.
