Dubai real estate developer Majid Al Futtaim has officially established a massive new real estate development with additional trees than residents.
Ghaf Woods is MAF’s first forest residence community, including 7,000 properties and more than 35,000 trees.
Additionally, the community’s expansive ratio, at 15 sq m of open space per resident, is 40 percent above World Health Organisation standards, which are set at 10 square meters per person.
The idea introduced earlier this year at MIPIM 2024, an international real estate event in Cannes, France, welcomes a harmonious living experience sketched by thriving greenery, improved connectivity, and unrivaled sustainability in Dubai.

Project Details
Set to be released in eight phases between now and 2031, Ghaf Woods will cover 738,000 square meters of land off the Sheikh Mohamed bin Zayed Highway, near Dubai’s Global Village.
Residents can anticipate ideal forest ecosystem views from the more than 7,000 luxurious apartments nestled inside woods. These properties include penthouses and one, two, and three-bedroom options.
The development is hovered to redefine indoor-outdoor living, arriving at its world-class design and architecture in the surrounding natural territory.

Forest Living
A forest of 35,000 trees, appropriate for the local climate, including the Ghaf, will outnumber the number of residents.
The trees are a compelling feature of Ghaf Woods, helping lower soil erosion and conserve water while delivering shade. Its average temperatures measure up to 5 degrees Celsius and are more relaxed than the city’s.

Various experiential neighborhoods are interlinked by forest-lined pathways, with the furthest point of the community only five minutes walk away at any given moment.

Eight kilometers of walking trails, an adventurous three-and-a-half-kilometre biking loop, and resort-style, forest-edged kids and adult pools are included in the list of amenities available to residents.
